Acting on behalf of Birchwood Buildings, the developer of Hornbeam Business Park, AP Investment has recently sold a trade counter investment let to Motor Parts Direct on the scheme.
The new build, semi detached trade counter unit is part of the final phase of the development. Other national trade occupiers on the wider park include Screwfix, Toolstation and Howdens.
The property is let to the national trade counter operator on a new 10 year lease from October 2024. The tenant has a break option at the expiry of Year 5. The passing rent is £28,000 per annum.
The investment was sold for £430,000 which reflected a net initial yield of 6.24%.
The investment was purchased by a private investor client of White Rose.
